Reporting to the Sourcing Lead, you will manage end-to-end sourcing activities across hard services (MEF, HVAC, building fabric), soft services (cleaning, security, waste management), and specialised services (catering, landscaping, pest control). You will work collaboratively with account teams, operations, and clients to design and deliver sourcing strategies that achieve cost savings, quality improvements, and risk mitigation.

This role requires a commercially astute procurement professional with strong FM services knowledge, excellent stakeholder management capability, and the ability to manage multiple complex sourcing projects simultaneously. You will be comfortable operating independently while contributing to team objectives and will play an active role in supporting bid development and account transition activities.

The Sourcing Manager is expected to bring tactical excellence and subject matter expertise to the team, supporting the delivery of high-quality outcomes while developing their capability toward more senior sourcing leadership roles.

Key Responsibilities include:

Sourcing Execution & Category Management

  • Execute sourcing strategies and procurement programs across assigned FM services categories (hard, soft, and specialised services)
  • Manage end-to-end sourcing processes including RFx development, vendor engagement, evaluation, negotiation, and contract award
  • Conduct market research and supply market analysis to identify supplier capability, pricing trends, and opportunities for innovation
  • Develop RFx documentation (RFI, RFP, RFQ) including technical specifications, pricing schedules, evaluation criteria, and commercial terms
  • Lead vendor evaluation processes, including qualitative and quantitative assessments, reference checks, and financial analysis
  • Negotiate contract terms and pricing with suppliers to deliver favourable commercial outcomes
  • Support the implementation of procurement category strategies aligned with client objectives and JLL standards
  • Identify cost savings opportunities and value improvement initiatives across the supply base
  • Manage supplier performance and contract compliance throughout the contract lifecycle

Stakeholder & Client Engagement

  • Build and maintain effective relationships with internal stakeholders (account teams, operations, finance) and client procurement/facilities teams
  • Act as a trusted advisor to account teams and clients on procurement matters related to FM services
  • Present sourcing project outcomes, recommendations, and business cases to stakeholders with clarity and confidence
  • Facilitate stakeholder workshops and requirements-gathering sessions to define sourcing scope and objectives
  • Manage client and vendor escalations, resolving issues with professionalism and commercial acumen
  • Ensure sourcing activities align with client expectations, service delivery requirements, and account objectives

Bid & Transition Support

  • Support bid development by providing sourcing expertise, market intelligence, and cost modelling inputs
  • Develop sourcing strategies and value propositions for new business opportunities
  • Contribute to transition planning for newly won accounts, including supplier assessment, contract novation/transfer, and quick-win identification
  • Collaborate with bid and transition teams to ensure seamless handover and delivery of procurement workstreams

Analysis, Reporting & Compliance

  • Prepare procurement reports covering activity progress, savings delivery, supplier performance, and risk management
  • Maintain accurate records of sourcing activity, supplier agreements, and procurement decisions
  • Conduct spend analysis and cost benchmarking to inform sourcing decisions and identify value opportunities
  • Ensure compliance with JLL and client procurement policies, standards, and governance requirements
  • Support the development of procurement dashboards and reporting tools

Risk & Supply Chain Management

  • Conduct business impact analysis to identify and manage supply chain risks
  • Develop risk mitigation strategies to minimise potential service disruption or cost exposure
  • Monitor supply market dynamics and emerging risks (market capacity, pricing volatility, regulatory changes)
  • Ensure continuity planning is considered in sourcing strategies and supplier selection

Continuous Improvement & Knowledge Sharing

  • Stay informed of FM services market trends, supplier innovations, and industry best practices
  • Contribute to the development of sourcing methodologies, templates, and tools
  • Share knowledge and lessons learned across the sourcing team to drive continuous improvement
  • Support junior team members with coaching and guidance on sourcing processes and best practices

Sound like you? This is what we’re looking for:

  • Business/Commerce degree or equivalent tertiary qualification
  • Minimum 5-7 years of progressive experience in procurement, purchasing, sourcing, and negotiation
  • At least 2-3 years in an FM services procurement or IFM sourcing role
  • Proven track record of managing end-to-end sourcing activities across multiple categories
  • Experience developing RFx documentation, leading evaluations, and negotiating supplier contracts
  • Demonstrated ability to work with multiple clients or accounts simultaneously
  • Experience in stakeholder engagement and relationship management
  • Professional procurement certification (e.g., CIPS, CPSM, or equivalent)
  • Experience in risk management within a procurement or supply chain context
  • Exposure to bid and tender processes from a sourcing perspective

What you need to know about the Melbourne Tech Scene

Home to 650 biotech companies, 10 major research institutes and nine universities, Melbourne is among one of the top cities for biotech. In fact, some of the greatest medical advancements were conceptualized and developed here, including Symex Lab's "lab-on-a-chip" solution that monitors hormones to predict ovulation for conception, and Denteric's vaccine for periodontal gum disease. Yet, the thousands of people working in the city's healthtech sector are just getting started, to say nothing of the tech advancements across all other sectors.
