JOB DESCRIPTION SUMMARY

We are seeking a confident and commercially astute Regional Operations Manager to lead operations across our growing Victoria and Australian Capital Territory portfolio. Covering a mix of premium Build-to-Rent apartment communities and our newly established student accommodation offering, this role is ideal for a leader who thrives on the energy of the living sector and understands how to flex their approach across different asset types, resident profiles, and operating models.

JOB DESCRIPTION

Reporting into senior leadership, you will oversee a portfolio of sites, guide and develop a team of on-site managers, and be the driving force behind consistent, high-performing operations across the region.

Key Accountabilities

  • Lead, coach and support Community Managers across VIC and ACT, building a strong, values-driven culture of accountability, service excellence and pride across every site.
  • Own the commercial performance of the portfolio, partnering with Community Managers and Finance on budgets, forecasting and NOI, and identifying opportunities to drive revenue and efficiency across both Build-to-Rent and Student Accommodation assets.
  • Understand and respond to the distinct dynamics of each asset class in the portfolio, tailoring operational approach to suit luxury residents and the student community alike.
  • Champion a resident-first mindset, ensuring consistent, memorable experiences across every touchpoint regardless of asset type.
  • Conduct regular site visits and operational reviews across the region, using data and on-the-ground insight to identify gaps and implement improvements.
  • Build and maintain strong relationships with key stakeholders, including university partners, leasing agents and investors, to support leasing outcomes and protect the Greystar brand.
  • Oversee compliance and risk across the portfolio, including WHS and relevant tenancy legislation, ensuring every site meets Greystar's quality and safety standards.

About You:

You are a confident, hands-on operator who genuinely enjoys the pace and variety of the living sector. You know how to run a portfolio rather than a single site, adapting your leadership style and commercial focus across different asset types, while staying close enough to the ground to spot issues before they become problems. You lead from the front, back your teams, and bring energy and clarity to a growing and evolving business.

In addition, you bring:

  • Proven multi-site operations leadership experience within property management, build-to-rent, student accommodation, hospitality or a related living sector.
  • Strong commercial acumen with the ability to read financial performance and translate it into action across a diverse asset portfolio.
  • A demonstrated people leader who can inspire, mentor and get the best out of Community Managers across multiple sites.
  • Comfortable navigating the different rhythms of BTR and student accommodation operations, from resident lifecycle to seasonal leasing cycles.
  • Excellent stakeholder engagement skills, with experience building relationships with university partners, leasing agents and investors highly regarded.
  • Solid understanding of relevant tenancy legislation, WHS and risk management practices across VIC and ACT.
  • Willingness and ability to travel regularly across the VIC and ACT portfolio.
