The Associate Director manages the commercial, contractual, and technical delivery of the data centre new build. This role connects client strategy with site operations. It leads the PMC team day-to-day to keep the project on track regarding scope, budget, quality, and safety.
Comprehensive Job Scope & Responsibilities
- Operational Project Delivery: Manage daily project administration. Ensure construction progress hits major project milestones like main building envelope completion and weather-tight status.
- Commercial & Contract Management: Lead the administration of main contractor agreements using standard contract forms (like SIA or REDAS). Oversee change management, progress claims, and variations. Ensure all claims are backed by solid site data.
- Procurement & Supply Chain Management: Oversee procurement strategy for trade packages. Manage delivery schedules for long-lead critical infrastructure equipment, such as Diesel Rotary UPS (DRUPS), static UPS, and cooling towers, preventing site delays.
- Authority Approvals Management: Coordinate the PMC team to ensure timely submissions to local authorities. Track clearances for structural systems (BCA), industrial land allocation (JTC), industrial water supply (PUB), and toxic material storage for diesel generators (NEA).
- Design Control & Coordination: Lead coordination between the client’s design consultants, local Qualified Persons (QPs), and the contractor’s detailing teams. This eliminates gaps between design models and site installations.
- Sustainability & Certification Alignment: Partner with the Sustainability Manager to ensure construction processes and materials match the requirements for the BCA-IMDA Green Mark for Data Centres Platinum award.
- Years of Experience: 12+ years of project management experience in building construction. This must include at least 5+ years managing data centre or critical infrastructure new builds within a consultancy.
- Technical Mastery: Strong understanding of data centre typologies, electrical redundancy configurations (N+1, 2N, Block Redundant), and mechanical cooling systems (chilled water loops, CRAH units, evaporative cooling).
- Construction Sequencing Knowledge: Strong understanding of how civil, structural, and architectural (CSA) milestones transition into MEP fit-outs. This includes tracking concrete curing before installing heavy equipment and ensuring cleanroom conditions before starting up servers.
- PM Software Proficiency: Expert implementation of Smartsheet for project schedule analysis; Procore for managing RFIs, Submittals, variations, and contracts; and ACC for cross-discipline design reviews.
- Education & Professional Credentials: Bachelor’s degree in Engineering, Quantity Surveying, or Construction Management. PMP certification or equivalent is required
