JOB FUNCTION:
Responsible for the administration of a Facilities Department of a UL facility or testing station or a section consisting of one or more buildings of a facility. Receives predetermined work assignments with specific instructions for controlling major office modifications, site improvements, maintenance and repair functions generally performed by contractors and day to day operations, maintenance, and repair generally performed with in-house staff. May assist in designing and administering systems and procedures to effectively manage compliance issues of significant exposure and potential liability. May assist in Corporate projects that result in establishing policy, procedures and direction that impact all UL facilities.

RESPONSIBILITIES
JOB RESPONSIBILITIES:
- Responsible for managing applicable facility operations functions such as, maintenance of grounds, buildings and equipment, security, shipping/receiving, space planning design, hazardous material handling and safety programs in compliance with all applicable Federal, State, and Local requirements.
- Responsible for maintaining a clean and safe environment. Maintains effective safety programs and administers facility Security in an effective and comprehensive manner.
- Responsible for organizing, planning, scheduling and assigning work and training of Facilities staff. Manage work order and preventative maintenance system.
- Responsible for assigned staff in salary administration, performance appraisal, staff counseling and career progression counseling in a timely and effective manner.
- Develops and manages operating, expense and capital budgets of limited complexity for the Department as well as the space budget for the entire operation of a small facility, or section consisting of one or more buildings. Operates within those budgets as directed by the Facilities Director, Site Manager or Facilities Manager. Explores space cost reduction to reduce facility operating expenses.
- May interact with Facilities Managers at other UL locations to coordinate operations of each facility using best practices and maintain conformity between offices. May participate in community activities that are beneficial to UL and its staff and in professional organizations in order to stay current in emerging technologies, methodologies and practices.
- May administer systems and procedures to effectively manage compliance issues of significant exposure and potential liability such as Resource Conservation Recovery Act (RCRA), Hazardous Waste Operations and Emergency Response (HAZWOPER), Chemical Hygiene, etc. as directed.
- Manages the performance of direct reports by defining accountabilities, establishing performance objectives, providing feedback and guidance, and ensuring that all policies are understood and adhered to.
- Read and follow the Underwriters Laboratories Code of Conduct, and follow all physical and digital security practices
- Undertakes or directs special projects as directed.
QUALIFICATIONS
- Bachelor degree
- 8 years of facilities management experience.
